What is the size of the Stadsburcht?
- Two addresses: Mathenesserlaan 369-A and 369-B.
- 357 m² of living space and 1,200 m³ in volume, excluding three dry storage cellars with concrete floors.
- Ten rooms for living, sleeping, or working.
- Two kitchens.
- One kitchenette in an additional room.
- Two bathrooms.
- Four toilets.
- A bicycle shed or workshop on the ground floor.
- A roof garden under construction (approx. 100 m²).
Is the Stadsburcht energy-efficient?
- No, the original design dates from the 19th century and is poorly insulated.
- Energy efficiency is partly achieved by smart, selective heating using gas stoves. Energy bills are €400–500/month for 6 residents (≈ €70–80 pp).
- Installation of HR+++ glass has started.
- Insulation is being gradually improved, in line with regulations, while maintaining good ventilation.
- Gas is still connected, due to uncertainty in energy policy. No rush to go off-grid.
Is the Stadsburcht for sale?
- Yes, as a whole or in parts. Contact Thijs Meijer Makelaardij. Huispedia lists a WOZ value of approx. €1.2 million.
Can the Stadsburcht also be purchased in part?
- Yes. It’s a combination of two houses: upper house (369-A) = 183 m², lower house (369-B) = 174 m². Separation is possible via division permit.

When will the restoration be finished?
- No exact date, but most work is done. Kitchens and bathrooms are not scheduled for renovation.
- The owner has lived here for 40+ years and started restoration in Sept 2023 with professionals. No rush.
Will the Stadsburcht be sold only after the restoration is completed?
